Reports
LOR provides its clients with a detailed financial report and property report as often as the client requests, but typically once each month. These reports provide the income and expense details, status of property improvements and maintenance and any additional information that we have noticed while on the property. LOR utilizes property management software to track each property’s performance. We can provide various different financial statements, including balance sheets, income statements, accounts receivable reports, account payable reports, rent rolls and actual budget reports.
Leasing
LOR will create a lease abstract for each tenant that will provide relevant information – term, rent, landlord responsibilities, expiration, rent increase dates, and more – that will help LOR and the client make informed decisions and strategically plan for the future.
Budgets
LOR understands the importance of an accurate budget. LOR works with each client to create a budget prior to the new calendar year. Once the client agrees, LOR utilizes the budget to establish certain parameters on spending for capital improvements and other miscellaneous expenses throughout the year. Please note: the client always has control of what money is spent and whether an improvement is approved.
Maintenance
LOR has a very talented and experienced staff of maintenance technicians and managers who can perform a variety of services. These services are available 24 hours per day, seven days per week. LOR has also created relationships with third-party vendors for snow removal, landscaping, trash removal, lot clean up and multiple other services to ensure your property is efficiently and properly maintained.
Insurance
LOR has created a great relationship with multiple insurance agencies and will help secure adequate coverage by a highly rated insurance carrier. LOR will utilize these relationships to help you, the client, obtain the best coverage and pricing for your property.
Emergencies
LOR has someone who is on-call 24 hours per day, seven days per week. We have the resources to handle any unexpected emergencies that may occur on your property. You can trust that we will take care of your property as if it were our own.
